• Project Feasibility Study and Budgeting
  

  To ensure that it really is possible to build the house you would like on the land you intend to purchase (or have already purchased), and to see that this falls within your allocated budget, we check all the details with you and give you an accurate report.

• Checking contractors' estimates and quotations

• Payment schedule, payment management.

  Payments are usually effected on satisfactory completion of key construction phases. A full project management plan could also include management of your money through an escrow account. Money is only released by your lawyer or accountant when you are satisfied that the purchase quality and quantities are correct or a construction stage has been completed to your satisfaction, or has passed the inspection of your consultant.

• Construction contract (Thai/English/German)

  Thai contracts are vague and do not provide much protection for either party. Whether you have decideed on a labour-only contract or a tuen-key solution, we can provide a perfectly tailored contract which will cover every eventuality. Most litigation against contractors fails because of contractual elements which were not clearly defined.

• 'Labour-only' contract (Thai/English/German)

  If you decide to directly employ your own labour, you will have no recourse to fall back on if any aspect of their workmanship is substandard, or if they abandon the site for better work elsewhere. A contract however will serve as a wrtiien agreement on what each party expects from the other. It will at least help them understand - lest they 'forget' - that they work first and get paid in arear, and that they know in advance of any reasons you may have for withholding their wages.
